Sotogrande Luxury Property Is Changing with Angel Latorre

Guest: Angel Latorre CEO of Belding B&A

I recently sat down with Ángel, and what interested me most was not simply that his company is producing some of the most refined homes currently being built in Sotogrande. It was that he seems to be operating from a very different premise. He is not really talking about building houses. He is talking about creating a way of living. And at the very top end of the Sotogrande luxury property market, I think that distinction matters more and more.

What Belding is doing in La Reserva Sotogrande is a good example of that. Architect, designer, construction team and landscaping are involved from the beginning, rather than arriving one after another and trying to make separate decisions work together. It takes longer, Ángel admits, but when you walk through the finished house, you understand why.

La Reserva Sotogrande Villas: When Luxury Is in the Detail

What struck me during the open house was not simply the size or the sea views. It was the detail. The furniture had been designed specifically for the property, the gym was completely fitted, there was a working kitchen hidden behind the main kitchen, and even the circulation through the house had been thought through before anybody ever moved in.

That, to me, is where luxury villas in Sotogrande are heading. Buyers at this level are no longer impressed simply because a house has six bedrooms, a large plot and a pool. They expect the house to make their life easier. The luxury is increasingly in the things they do not have to think about.

Turnkey Luxury Villas in Sotogrande Are Creating a New Market

This is also what makes the Belding model interesting. These are not blank luxury homes waiting for the buyer to finish them. They are genuinely turnkey villas in Sotogrande, down to the furniture, equipment and smaller design decisions.

Ángel told me something I found quite revealing. During the open house, people kept asking which brand had made the table and chairs. The answer was that there was no brand. They had been created specifically for that house.

That changes the proposition completely. You are no longer buying somebody’s standard interpretation of luxury. You are buying something that exists only once.

Why High-End Buyers Are Choosing Sotogrande Over Marbella

Building originally considered Marbella, which would probably have been the more obvious commercial decision several years ago. But Ángel and his family discovered Sotogrande and saw something different: security, the international school, golf, space, peace and a much more family-oriented lifestyle.

And I think this is increasingly relevant to the Sotogrande vs Marbella property conversation. Sotogrande does not need to become Marbella. The two places can complement each other. You can live here with space and privacy and still drive to Marbella when you want the restaurants, nightlife or shopping.

The opportunity is not to copy Marbella. It is to raise the quality of what Sotogrande already does exceptionally well.

The Next Step for Sotogrande Luxury Real Estate

Perhaps the most interesting project we discussed is not another villa in La Reserva at all. Belding is now working on a development close to the entrance of the port, with the idea of applying the same standards they use in their villas to large luxury apartments.

Ángel described them almost as villas in the Sotogrande Marina, with generous spaces, high-quality finishes and the same attention to detail.

If they deliver that successfully, I think it could create an entirely new category in the Sotogrande luxury real estate market. We already know the demand exists for exceptional villas. The question now is whether buyers will also pay a premium for that same level of living without needing a large plot.

The Future of Luxury Property in Sotogrande

For years, Sotogrande prices sat considerably below other premium areas of the Costa del Sol. That gap is beginning to close, but I don’t think this is simply about prices rising. The product itself is changing.

Better architecture, better construction, better interiors and more demanding international buyers are pushing the market forward. More developers will inevitably arrive, particularly as Marbella becomes increasingly congested, but Ángel made a point I agree with: good competition is healthy if it raises the standard of the entire area.

Because ultimately the buyer spending €10 million or €15 million is not asking for more bedrooms, they are asking for better quality of life. And perhaps that is the most important shift happening in Sotogrande right now.
