Sotogrande’s origins began on the Costa side. It covers the area along the river up to the bridge crossing the AP7 motorway, from the river estuary south along the beach until you reach the Guadalquiton forest, then inland following the line between the forest and the estate until you reach the motorway once again. The westerly border is the motorway itself. Within the Sotogrande Costa area we find, the Kings and Queens area, the A-Zone, and the B Zone. The Real Golf Club is in the middle of Kings and Queens. A very wide road called Paseo del Parque runs approximate 6 kilometres around the golf course, with most of the Costa streets connecting to this iconic avenue known for the beautiful palm trees brought to Sotogrande by the original founder Joseph McMicking.

Generally, the Costa side is flat with very few properties enjoying sea views. The large villas in the Kings and Queens are dated, and the new generation is buying up these old properties and either refurbishing them or even knocking them down and building new homes.
