Marbella vs Sotogrande: Two Luxury Markets, Two Lifestyles with Peter Jacobsen

Guest: Peter Jacobsen of Peter Jacobsen Premium Estates

Every time I speak with someone who has lived on the Costa del Sol for decades, I’m reminded of something simple but important: Marbella and Sotogrande are not competitors. They’re two entirely different expressions of Mediterranean living.

To explore that contrast properly, I sat down with Peter Jacobsen, a man who arrived in Marbella in 1975, played professional golf, and has spent nearly forty years in the luxury real estate market. Few people have watched Marbella evolve as closely as he has, from a quiet coastal town to a global brand.

What emerged from our conversation was a clear picture of two destinations that sit just 30 minutes apart, yet offer completely different lifestyles, rhythms and buyer profiles.

Two Destinations, Two Personalities

Marbella is a city: vibrant, international, full of movement. Sotogrande is a residential resort: calm, spacious, intentionally low‑density.

“You can’t compare them head‑on. They’re two different clients and two different profiles.”

Marbella is built around energy. Sotogrande is built around peace. And both are exceptional in their own way.

Marbella: A City That Reinvents Itself Constantly

When Peter first arrived, Puerto Banús was still young, the Golden Mile was a fraction of what it is today, and the idea of Marbella as a global luxury destination was only beginning to take shape.

Today, it’s a fully formed ecosystem: Michelin‑star restaurants, Puente Romano and Nobu, luxury boutiques, co‑working hubs, international schools, and a constant flow of new investment. The city has become a magnet for younger digital entrepreneurs, tech founders, app creators, and globally mobile families who want both lifestyle and convenience.

It’s a city that never stops evolving, and that’s part of its appeal.

Sotogrande: A Different Kind of Luxury

Here, luxury is defined by space, privacy, nature and a slower rhythm. You can cross the entire resort in ten minutes. There’s no traffic, no rush, no noise. Families come for the schools, the golf, the polo, the sailing, and the sense of community that’s hard to find elsewhere.

Many Sotogrande residents use Marbella for shopping, dining or entertainment. But they come home to calm. And that’s the difference.

Real Estate: Two Strong Markets, Two Different Dynamics

Marbella’s market is driven by constant demand and limited supply. Refurbished villas sell quickly, often at €15,000 per square metre. Cash buyers dominate, and the diversity of nationalities is extraordinary: Scandinavians, Americans, Eastern Europeans, Middle Eastern families, and a growing number of younger tech‑driven buyers.

Sotogrande’s market is steadier, more residential, and more lifestyle‑driven. Buyers come for space, privacy and quality of life rather than proximity to nightlife or shopping. It attracts families relocating for schools, northern Europeans seeking calm, and people who want a more intentional way of living.

Both markets are strong, but for different reasons.

Infrastructure: The Deciding Factor for Many Buyers

Marbella wins on services: restaurants, shopping, nightlife, medical facilities, airport proximity, and the AVE high‑speed train. It’s a city, and it functions like one. Marbella attracts people who want action, convenience and a cosmopolitan environment.

Sotogrande wins on ease: no congestion, no red lights, no stress. It’s a place where movement is effortless and life feels spacious.

Both benefit from excellent connectivity: Malaga Airport, Gibraltar Airport, fast‑train links to Madrid and Barcelona, and even quick access to Morocco via Tarifa.

Peter’s view is clear: prime land on the Costa del Sol remains one of the safest long‑term investments in Europe. Marbella’s demand continues to outstrip supply, and Sotogrande’s low‑density planning ensures long‑term value and quality of life.

Markets move, of course, but the fundamentals here are strong: climate, connectivity, international demand and lifestyle.

Marbella and Sotogrande don’t compete. They complement each other. One offers energy, the other offers calm. One is a city, the other is a sanctuary. And the best part is that you don’t have to choose one forever, you can enjoy both whenever you like.

That’s the real luxury of living here.

Let’s talk about what living here could look like for you.
