Charlie In Sotogrande ….. some of the things I do day to day!

As a real estate agent, it is my job to guide my clients, and to provide straightforward advice on how to navigate the selling or buying process in Sotogrande. Over the years I have gained much experience on the numerous and different pitfalls into which anyone can fall. It is only with time served that an agent becomes professional. Sadly, in Spain real estate agents are not regulated and there is no “test or exam” as such which ensures professionalism. Below are some of the areas I touch on daily.

REAL ESTATE ADVICE – Not only I will guide you in your search, but I will advise you on entry and exit strategies, as well as the best options for pure investment of lifestyle, and on occasions a combination. Understanding and providing advice on location within Sotogrande is a big part of what I do. To build or refurbish is another key area where my experience can assist.

PROPERTY MARKET VALUE – Valuing property is a big part of what I do as a real estate broker. I do this by understanding historical value in Sotogrande, using actual sales comparisons, listing comparisons, and building costs.

PRICE NEGOTIATION – Anything being sold is only worth what someone is prepared to pay. A successful sale is a result of both parties agreeing on the price. As a real estate agent, I only get a financial reward if a transaction takes place. My negotiation strategy can only be a win win for both parties.

LEGAL ADVICE – I am not a lawyer. I of course know and understand most of the legalities involved in a sale, but not being qualified means exactly that I am not qualified to give advice and I don’t. Any comment I may have on legalities of a sale are made with the caveat of not being a lawyer. I do know many good lawyers, and I can refer clients to ones that properly speak their language if they so wish.

DUE DILIGENCE – Before listing any villa apartment, plot, or berth I will have undertaken a minimum check on the property’s urban status. This is not a full check. Your legal advisor will do that for you. But as a minimum you will know if the property has “complications” which should not necessarily be shied away from as these can often be resolved and can prove to be good opportunities.

TAX ADVICE – I am not a tax advisor, and like the legal advice section above I can refer you to accountants, economists, or lawyers that do have the expertise required to advise on fiscal matters.

MORTGAGE and FINANCE – I can assist and support you in finding a mortgage, either by recommending banks, or by referring you to a mortgage broker who will be able to present to entire market to you and present the most competitive options.

HOME INSURANCE – I can refer you to home insurance companies or brokers. Your mortgage provider will expect the property to be insured correctly, and according to your mortgage requirements.

PROPERTY MANAGEMENT – Although Noll Sotogrande is not an agency that manages property, we do work very closely with local providers of this service. I can refer you to professional property managers, who can manage your holiday home with rentals and offer property management service whilst you are away.
