Staging your home is making it look as attractive as you can for potential buyers and is a very important part of selling your property.
Golden Principle Nº1 – DE-PERSONALISE – Applicants are trying to see themselves living in the home. Distractions such as your personal photos will stop them from seeing the home as theirs.
Golden Principle Nº2 – MAXIMISE – Make the home look bigger by decluttering. For example, packed wardrobes make them look small. If possible, store non seasonal clothes away. Same applies to over packed shelves, and children’s toys.
Golden Principle Nº3 – SANATISE Clean your house. Make sure you have clean floors, clean walls, clean surfaces, clean windows, clean carpets. If you can make the house smell clean even better.
Golden Principle Nº4 – MODERNISE – Without going to the extreme to renovate the property, look at any quick modernization opportunities. For example, changing removing gold fixtures with chrome. A house that feels dated or old will attract a lower offer.
Golden Principle Nº5 – NEUTRALISE – Your lovely red coloured walls may not be to everyone’s taste. The cheapest way to change the look of your home is with a fresh coat of neutral coloured paint.
WARDROBES – Clear wardrobes of unnecessary clutter and sort them out to maximize the amount of storage space available. The use of IKEA type boxes stacked up to hold and hide clutter is ideal. Matching inexpensive hangers for clothes makes wardrobes look modern and neat, giving an impactful and luxurious look.
BEDROOMS – Putting up a headboard to the bed gives a top visual focal point to the room and adds a sophisticated look. Painting the room with gender-neutral colours also helps. Avoid girly pink and boy blue. If possible, colour coordination is a positive. Make bedspreads, walls curtains all have a matching theme. Bedrooms are made to relax. Make sure they look that way. No office furniture or televisions if possible.
BATHROOMS – Make sure walls are clean and disinfected. Bleach and paint if necessary. There should be no evidence of grime. Counter tops should only have the essentials. Soap and a hand towel. Make the space look bigger by storing away shampoo bottles, and toothpaste tubes. Make the bathroom look like a hotel bathroom. Fold and display white towels neatly. Remove all evidence of calc on shower tiles and glass walls. Scour the surfaces with Cillit Bang or similar cleaning products. Bathrooms and kitchens are essential spaces in the home and will be high up on the list of most important spaces in the home for any buyer. Your potential buyer could be won or lost depending on look and feel of these spaces.
KITCHEN – Old cabinets can be modernized cheaply with sanding and a coat of paint. Old brass handles and doorknobs can be replaced with modern-looking stainless-steel versions.
CLEAN and declutter your fridge, oven, sink cabinets and drawers. Your buyer will want to see how big they are from the inside and see how much space is available.
DINING ROOM – A set table looks interesting and inviting. Create a focal point by having some fresh flowers in a vase. The room will look bigger If your table can be made smaller by removing a leaf.
LIVING ROOM – Make the room lighter to make it look larger. Curtains or blinds should be open or drawn. Furniture should be clean, and evidence of pet hair removed. The room should shine and smell clean. Maybe add a focal point such a as a plant?
